PRICE – When setting a price, the important thing is to be realistic.  If the price is too high, you may not find a buyer.  Too low, and you cheat yourself out of money.  Understanding how to determine market value of your home is important.  It is important to remember, that the only price that matters is what the market will bear at the time you decide to sell your house, regardless of what you originally paid for your home and the cost of improvements you’ve made.  Do not rely on assessed valuations made for tax purposes, such valuations may not be reliable indications of value, as they are usually made using mass appraisal techniques.  Comparable market analysis  will describe homes in your area that have recently withdrawn from the market and may compare specific features of your home to others-the value of a corner lot, a city view, or an extra bedroom, for example.  The analysis may also point out market fluctufations caused by the opening of a new school or business, as well as long term trends.

LOCATION – You’ve heard it before and you’ll hear it again, “location, location, location” because location is one of the greatest factors affecting the sale of your home.  Although you have no control of where your property is now, when you become a buyer, location is the key to turn an investment into a profit.

The Listing Process

PREPARATION—Selecting a home is not a logical undertaking for most buyers.  Instead, it’s more of an emotional upheaval.  Most buyers are swayed by the initial emotions they feel when they first walk through the door of a potential new home.  A home has 10 seconfds to make a good first impression.  All the senses are in play, and either the home passes or fails the initial test.  We works closely with professional home staggers who specializes in interior design and consulting.  One of  the home stagers will schedule an appointment with you and your home.  After walking through your house she will be able to discuss what needs to be done to prepare your home for a quick sale. MARKETING- We follows a detailed, aggressive marketing plan.  The team adheres to a strict business plan just for the sale of your home.

SIGN: Now it is time to let the world know that your home is for sale.  The first step is to get a Re/Max “For Sale” sign in the front lawn.  Signs are helpful, not only for Realtors but more often than none, a neighbor two blocks away will see that sign on the way to work, and tell a coworker about the house for sale near him.

LOCKBOX:  The lockbox symbolizes your commitment to opening your house to prospective buyers.  It is important to remember that each and every realtor who would like to view your home must gain entry through the lockbox.  Each agent carries a key and each lockbox has a special code that opens it. We require that the agent calls you before s/he goes to view your home.  This keeps you informed when agents are previewing or showing your home.

FEEDBACK: We utilizes the latest feedback technology.  Once an agent gains access into your house through the lockbox, their information is electronically recorded and sent the next day as a report (sometimes it takes a little longer than a day to receive the information).  An e-mail is sent to the showing agent with a few questions regarding your house.  When the agent responds you will be sent the feedback directly.

VIRTUAL TOUR:  A professional photography company will schedule an appointment to take pictures of your home.  They will provide pictures as well as professional virtual tours of your home.

INTERNET MARKETING:  80 percent of home buyers are now looking online to find a home.  After the virtual tour and pictures are received from the photography company they will be placed on several high traffic internet sites.  Your house will be marketed on several top real estate website including Realtor.com and Remax.com.  You can be assured that your home will be property marketed on the internet.

BROCHURES:  Full color brochures are created to emphasifze your home’s selling points.  These brochures are placed in the box on the sign outside of your house.  They attract buyers from around the neighborhood and they serve as a good reminder for buyers who viewed your home with their agent.
